Network meter vs sub-meter
A network meter (also called a separate connection or NMI) is a fully registered meter connected to the Ausgrid or Endeavour Energy network. The occupant sets up their own retail electricity account and receives their own bill. A sub-meter is an internal device that measures usage off the main meter but is not registered with the network. Sub-meters are cheaper to install but the landlord still receives the bill and must on-charge the tenant. For rental properties, a network meter is cleaner and may be legally required to pass on electricity costs under the NSW Residential Tenancies Act.
