[ OVERVIEW ]

What does a new electrical installation involve?

A fitout or new electrical installation means building a complete electrical system for a space that either has never been wired or is being reconfigured for a new use. That includes power circuits, lighting, data cabling pathways, switchboards, and safety devices.

For commercial fitouts in NSW, all electrical work must be carried out by a licensed electrician and comply with AS/NZS 3000 Wiring Rules. Notifiable work requires a Certificate of Compliance for Electrical Work (CCEW) issued to NSW Fair Trading.

We handle the full scope. Site assessment, load calculation, switchboard design, cable installation, fitting out power points and data outlets, installing lighting circuits, and commissioning the completed system. We work to your building plans and coordinate with builders, project managers, and other trades throughout the job.

Our licence number is Contractors Lic 493243C. We are covered by $20M public liability insurance and carry full workers compensation cover on all commercial sites.

When do businesses call us for fitout work?

  • Moving into a new office or retail tenancy that needs power, lighting, and data circuits configured to your layout
  • A warehouse or industrial unit requiring 3-phase power, high bay lighting, and multiple GPO circuits for equipment
  • A new residential build where the electrical rough-in and final fix needs a licensed contractor
  • A change-of-use project where a space is being converted from one tenancy type to another
  • A café, restaurant, or hospitality fit-out with commercial kitchen circuits, exhaust fans, and POS infrastructure
  • An existing office being refurbished with new partition walls, new lighting layout, and additional data points

Most fitout jobs are easier to quote once we have seen the space and reviewed your plans. Call us for a site visit and we will turn around a detailed quote within 24 hours.

Key concepts in fitout electrical work

Load calculation

Before designing the electrical system, we calculate the total load the premises will draw. This determines switchboard size, cable ratings, and whether the supply to the building needs upgrading. Getting this wrong at the design stage means expensive rework later.

Distribution board

The internal switchboard that distributes power from the main supply to individual circuits throughout the fitout. We size and configure it to match your load requirements and allow for future expansion without needing a full replacement.

Notifiable vs non-notifiable work

NSW Fair Trading classifies electrical work as notifiable when it creates, modifies, or extends a wiring system. Notifiable work requires a CCEW lodged with Fair Trading within seven days of completion. We handle this paperwork as part of every job.

Rough-in and final fix

A fitout typically has two electrical stages. Rough-in happens during construction when conduit and cable are installed in walls, ceilings, and floors before linings go on. Final fix is the second visit after linings are complete, when fittings, switches, and boards are installed and commissioned.

Couldn’t be happier with Electrosurge Solutions. I had a full house rewire done and a bunch of upgrades like downlights, pendant lighting, new powerpoints, ethernet/data cabling, and exterior sensor lights. Sam is very tidy and everything looks and works perfectly. Really easy to deal with and you can tell they take pride in doing things properly. Definitely recommend if you want a quality electrician.

Frequently asked questions

01Do I need council approval for an electrical fitout in NSW?

Most internal fitout electrical work does not require council approval, but it does require a licensed electrician and a CCEW lodged with NSW Fair Trading for notifiable work. If the fitout involves changes to the building structure or increases in electrical supply capacity, additional approvals from your local council or Ausgrid/Essential Energy may be required. We advise on this during the quoting stage.

02How long does a commercial electrical fitout take?

A small office fitout typically takes two to four days. Medium to large commercial tenancies may take one to three weeks depending on the complexity of the electrical design, switchboard configuration, and coordination with other trades. We provide a programme of works as part of our quote so you can plan around our schedule.

03Can you work alongside a builder or fit-out project manager?

Yes. We work on active construction sites regularly and are familiar with the requirements of principal contractors, builder programs, and multi-trade coordination. We carry full public liability and workers compensation insurance as required on commercial sites.

04What is a CCEW and do I need one for a fitout?

A Certificate of Compliance for Electrical Work is issued by the licensed electrician who carries out notifiable work. It records that the work meets the AS/NZS 3000 Wiring Rules and is lodged with NSW Fair Trading. Virtually all fitout work that modifies or extends a wiring system is notifiable. We issue and lodge the CCEW as part of every job.

05Do you supply materials or do I need to provide them?

We can supply all materials as part of the job, which is the most common approach. We source switchboards, cable, conduit, GPOs, switches, and fittings. If you have specific products specified by an architect or designer, we can install those instead. We quote labour and materials separately so you can see exactly what you are paying for.

06Can you do both the rough-in and the final fix for a new build?

Yes. We handle both stages for residential and commercial new builds. The rough-in visit covers conduit, cable, and switchboard rough-in during the construction phase. The final fix is the second visit after linings are complete, when fittings, switches, and boards are installed and the system is commissioned and tested.

07Do I need an electrician for a home renovation in NSW?

Yes. Any wiring work, including moving power points, adding new circuits, or installing new light fittings from fixed wiring, must be done by a licensed electrician in NSW. DIY electrical work is illegal and can void your home insurance. We are licensed under Contractors Lic 493243C and issue a CCEW for all notifiable residential work.
